Zoning setback requirements for various sizes of accessory structures can be found on this factsheet. If you don’t have a plot plan for your property, you can submit a Right-To-Know request to the Township. If a plot plan exists for your property, the Township will provide it to you. If a plot plan doesn’t exist, you may wish to hire a surveyor to map your property for you.
The steps of the permit process are as follows:
- Sketch the location of the proposed pole barn on a plot plan of your property, with clearly marked distances of the structure from your property line(s), your house, and any other structures. For structures proposed in front of the house, clearly mark the distance from the structure to the physical center line of the road.
- Submit a Residential Construction Permit Package with your sketch.
- Limerick Township will conduct a review to determine zoning compliance and provide you with formal feedback on the scope of your project.
- After zoning is cleared, design your pole barn and submit your architectural drawings to Code Services for review and compliance with the State building code (Uniform Construction Code or UCC). A permit will be issued upon UCC and zoning approval. If inspections are required for your project, an inspection schedule will be attached to the permit.

Stormwater Management

Stormwater Management
Limerick Township ordinance does not require mowing or maintenance of protected areas including woodlands, wetlands and riparian buffers because those areas should be left untended* to facilitate best practices for stormwater management and floodplain management. Woodland and floodplain areas should not be mowed and/or manicured but left in their natural state. Leaf litter left unraked on the woodland floor creates a leaf mat which absorbs rainfall and significantly reduces stormwater runoff. Woodland areas in a floodplain are riparian forest buffers which should not be disturbed as this environment supports various ecological functions including filtering runoff and nutrient uptake, canopy and shade which reduces the temperature of the stormwater runoff. These are all metrics needed to support fish and wildlife habitat.
For more information and technical guidance, please refer to the Pennsylvania Stormwater Best Management Practices Manual, specifically Chapter 5, Section BMP 5.4.2 Protect/Conserve/Enhance Riparian Areas.
*Note: Exception being dead trees in untended protected areas should at minimum be felled to reduce potential injury to person or structure.
