The homeowner is responsible for determination of the location property boundary and should consult a surveyor if uncertain of the exact location of the property line.   • No, a permit is not required for sealing a driveway if you are not exceeding the existing approved limits of the driveway. However, if you are going to widen or lengthen the driveway, a UCC Residential Construction Permit Application is required.

  • Each zoning district has different standards, so it would be best to contact a surveyor or land use engineer to assist you with any subdivision-related questions.

  • Complete the Address Assignment Request Form and submit it to Planning@LimerickPA.org.  Within two (2) days, expect a confirmation of receipt by the Addressing Coordinator with an estimated time needed to complete the request.

    Limerick Township is authorized under state law to assign addresses. The township utilizes the International Fire Code while also working closely with County 911. Our goal is to ensure streamlined addresses to facilitate a coordinated response.

  • In-law suites are permitted for immediate family members with the following conditions: 

    1. Immediate family members are limited to parents, grandparents, children, grandchildren, sisters, brothers, aunts, uncles, step parents and step children. 
    2. The owners shall file a written covenant with Montgomery County Recorder of Deeds which prohibits the use of the property as two or more dwelling units.
    3. The main house is owner occupied.
    4. The in-law suite is totally enclosed within the main house. Additions or alterations to an existing structure require a residential building permit application.
    5. An internal connection shall be maintained between the main house and the in-law suite.
    6. Homeowner shall agree to annually register the in-law suite with the Township by providing that the unit is still occupied by immediate family members and make the property available for Township inspection if requested.

    Additionally, property owners with one or more residential rental units are required to register these units each year and within thirty (30) days of a change in occupancy via the Residential Registration Form.

  • Prior to having your driveway enlarged, you will need to:

    1. Submit a UCC Residential Construction Permit Application.
    2. Provide the limit of new impervious surface of the proposed driveway (in SF).
    3. Provide a plot plan of your property showing the details of the proposed driveway, which is required to be at least five (5) feet from the property line.
    4. If alterations are proposed in the right-of-way (ROW)—typically, the first ten (10) feet of the driveway adjacent to the road—or the apron is proposed to be replaced, a Road Occupancy Permit Application is also required. 

    Also, at least three (3) days prior to digging, it's mandatory to call the Pennsylvania One Call System by dialing 8-1-1 ("Call Before You Dig") to have the local utility companies mark the location of underground lines.

  • Zoning setback requirements for various sizes of accessory structures can be found on this factsheet. If you don’t have a plot plan for your property, you can submit a Right-To-Know request to the Township. If a plot plan exists for your property, the Township will provide it to you. If a plot plan doesn’t exist, you may wish to hire a surveyor to map your property for you. 

    The steps of the permit process are as follows:

    1. Sketch the location of the proposed pole barn on a plot plan of your property, with clearly marked distances of the structure from your property line(s), your house, and any other structures. For structures proposed in front of the house, clearly mark the distance from the structure to the physical center line of the road.
    2. Submit a Residential Construction Permit Package with your sketch.
    3. Limerick Township will conduct a review to determine zoning compliance and provide you with formal feedback on the scope of your project.
    4. After zoning is cleared, design your pole barn and submit your architectural drawings to Code Services for review and compliance with the State building code (Uniform Construction Code or UCC). A permit will be issued upon UCC and zoning approval. If inspections are required for your project, an inspection schedule will be attached to the permit.
    5. Once your permit is issued, you may begin construction of your pole barn.

  • Complete a Zoning Use Permit Application Package. Your information will be forwarded to all Township Departments and a collective response letter of items needed to operate of that location will be prepared for you. You do not need to have a lease agreement signed with the landlord for the Township to perform this service for you. The fee for the Zoning Use Permit is $100.00. 

    To operate a home business, you'll need to submit a Home Occupation Permit Package.

  • You will need to submit a Non-Residential Construction Permit Package for approval prior to moving forward with the installation of a new sign. You can find the definitions of different sign types here and the definition of electronic signage can be found here. If you’re planning to install an electronic sign, you’ll find that the required Electrical Permit is included in the permit package noted above.

    If you are replacing an existing business sign with no structural alterations and no changes to the dimensions of the advertising area, then a permit is not required. 

    Please note that if you are updating a sign due to a new business or change of owner of an existing business, a Zoning Use Permit Application Package is required to be filed with the Township.

  • This is something we would term a special event. A special event is typically defined as any short term, one day or popup event (hereinafter, “Event” or “Special Event”) in which the intended number of attendees exceeds the design capacity of the property (parking/building occupancy, etc.) or an Event in which activity differs from typical use of the property as described in the Township-issued Zoning Use Permit. 

    While the Township does not currently have a special events permit, any proprietor wishing to hold a Special Event at their place of business is encouraged to submit a plan to the Township for notification purposes as early as possible but preferably, no less than six weeks prior to the Event. Upon receipt of such notice package, the Township will notify Police and Emergency Services of the Event so they can communicate any concerns and/or staff accordingly.

    In the Plan/Submission Package for your Event, include the following:

    1. Contact person name and cell phone number. Alternate contact name and cell phone number.
    2. Date(s) and time (duration) of the Event.
    3. Estimated number of persons attending the event.
    4. Event Parking:  Plan showing location and capacity of parking onsite. If off-site parking is needed, Plan showing off-site parking, copies of agreements for parking on other properties from respective property owners and designated safe passage (pedestrian route, bussing, etc.) to the Event.
    5. Tents:  A permit is required to be obtained from Code Services for tents. Complete and submit the UCC Non-Residential Construction Permit Application.
    6. Requests for Police Services for a special event can be found in the FAQ on this page.
    7. Any outside agency permit/vendor required to hold the Event should also be submitted with notice (i.e., EMS services for a fun run, Montgomery County Dept. of Health for food vendors, etc.).

  • The keeping of livestock or domestic pets is dependent on the size of your property. Please reference this table for more information. Zoning Code can be found here.

    Please register your livestock and/or pets via the Registration for Livestock or Pets as Accessory to Dwelling form. The form can be emailed to the Township's Planning and Zoning Office (Planning@LimerickPA.org), submitted in-person to the Township building, or mailed via USPS.

  • Limerick Township does not control water, sewer, or natural gas utilities, so you’ll need to contact the utility companies directly. Contact information is available on our website on the Sewer & Water Companies page. You can access PAGasSwitch to review the natural gas options available for your property. 

    Additionally, you can call the Pennsylvania One Call System by dialing 8-1-1 (“Call Before You Dig”) to have the local utility companies mark the location of underground lines and/or report that no service exists in your area.
