W.B. Homes Land Acquisitions, LP propose to subdivide 250 W. Ridge Pike, 4.62 acres, into two lots for a mixed use of existing commercial and proposed residential within the MS Main Street District. They propose to construct 10 townhouses on 2.08 acres with an entrance off Sunset Rd, as well as associated landscaping, stormwater facilities, etc. The property currently consists of an existing four-unit commercial building (Goose’s Cigar Outlet, Sonny’s Deli, The Trophy and Plaque Shack, and The Dog House), which will remain on approximately 2.54 acres. The site is proposed to be serviced by public water and sewer.

AutoZone Development, LLC is proposing to demolish the existing two buildings (2,914 SF 2-story commercial business building, and 2,350 SF 1-story residential rental property) on 123 W. Ridge Pike and construct a 7,382 SF AutoZone retail auto parts store with associated stormwater facilities, parking, and streetscape improvements. The 1.47 acre lot is within the MS Main Street zoning district. The project is proposed to connect to public water and sewer.

Buckman Enterprises, LLC proposes to expand their current facilities at 105 Airport Road to include:
- 50,400 SF processing plant for the manufacturing and storage of sodium hypochlorite;
- 40,000 SF warehouse for 30,000 SF salt storage and 10,000 SF area for product storage. This warehouse replaces the 10,000 SF salt storage building and the 30,000 SF product storage facilities proposed under LD #20-02 which were not built;
- 30,000 SF future warehouse for additional storage;
for a total of of 120,400 GSF of new construction in the O/LI Office/Limited Industrial District with associated parking, loading and stormwater management. The plan also proposes reconfiguring the lot line between the 48.17 acre property at 105 Airport Road with the 37.32 acre property at 679 W. Ridge Pike to add 4.59 acres to the 105 Airport Rd parcel. The project is serviced by public water and sewer.

W.B. Homes Land Acquisitions, L.P. proposes to construct 52 townhomes on a collection of lots amassing 6.7 acres located in the VC Village Commercial District. The applicant proposes to consolidate the rear portion of four existing lots known as 311, 313, 319, and 327 W. Ridge Pike (total of 8.32 acres) to create a total of four lots. The following current businesses and associated buildings are to remain on Lot 1 (327 W. Ridge Pike containing the Post Office), Lot 2 (319 W. Ridge Pike containing Platinum Plumbing) and Lot 3 (313 W. Ridge, containing a multifamily building). The proposed 52 townhomes will be placed on Lot 4 with associated access road connecting the existing businesses and proposed community, parking, stormwater management, etc. The project proposes to connect to public sewer and water.

MCH Development LLC ("MCH") is the record owner of 593 Limerick Center Rd located in the VC Village Commercial District which masses 0.764 Acres, is bifurcated by a 20 ft wide right-of-way and contains an 1,873 SF two story frame building on the smaller 4,842 SF parcel. MCH proposes to transfer the smaller parcel, approx. 0.084 net acres, with frame building to the adjacent 1146 Main St property in exchange for transfer of approximately 0.032 AC of the 20 ft wide right-of-way to MCH. MCH proposes to construct 5 townhouses on the reconfigured 593 Limerick Center Rd parcel, massing 0.657 net acres with associated parking and stormwater management. The project will be serviced by public water and sewer.

Pulte Homes of PA, L.P. propose to construct 67 town homes and 80,410 SF non-residential office space on 16.998 acres of land located along W. Ridge Pike in the MS Main Street Zoning District. The tract currently consists of two parcels; the first lot masses 11. 536 acres, identified as 142 W. Ridge Pike and contains a 5,600 SF non-residential building to be removed and a house containing three apartments to remain. The second lot masses 5.462 acres, is identified as tax parcel number 37-00-03925-00-7 and is currently vacant. The applicant proposes to consolidate the two existing lots and create three new lots: Lot 1 will contain 67 town houses; Lot 2 will contain three non-residential buildings: a three story 54,810 GSF, a two story 17,800 GSF and a two story 7,800 GSF; Lot 3 will contain the existing dwelling with three apartment units to remain. The project will connect to public water and sewer and provide for roads, residential common use area, trail connectivity and stormwater management areas.

Parcel 37-00-04518-00-8 masses 10.49 acres fronts Sanatoga Road and is proposed to be developed with 55 townhomes. Additionally, the project proposes to construct a new through road connecting Longview Road to Possum Hollow Road. The developments will utilize public water and sewer.

Dan Andrews proposes to construct a 3,825 SF retail building and parking lot at 398 N. Lewis Road. The applicant received a variance from the Zoning Hearing Board on December 8, 2021 to permit the use of a flower processing shop and retail establishment.
